How to Repair a Water Damaged Ceiling Step by Step

To repair a water damaged ceiling, stop the leak, dry the area, remove sagging or soft drywall, replace wet insulation, patch with new drywall, prime with stain-blocking primer and repaint. Never repair a ceiling that is still wet, or the stain and mold will return.

Is a wet ceiling an emergency?

Yes if it is sagging, bulging, dripping or near light fixtures. Water pooled above drywall is heavy and can drop suddenly. Stay out from under it, switch off power to that circuit and place a bucket below. If water is trapped in a bulge, a small, controlled puncture lets it drain. Wear eye protection and keep your body outside the drop zone. Call a restoration company if it is more than a small area; see our emergency guide.

Step 1: find and fix the source

Common sources include roof leaks, bathroom supply or drain lines above, and A/C condensate overflow in Florida homes. A ceiling that stains only in rain points to the roof; one that stains whenever the A/C runs points to the drain pan or line. Fix the source first; repairing before you do wastes money. See rain and roof leaks if the cause is weather.

Step 2: dry it fully

Remove wet insulation and run a dehumidifier. Test with a moisture meter, since a ceiling can look dry and still be wet above. Professional crews dry cavities with injectors and air movers; see how drying works. If you see mold, read mold after water damage first.

Step 3: cut out and replace damaged drywall

  1. Cut a square or rectangle around the soft or stained section back to the framing.
  2. Screw wood cleats to the joists, or use a patch kit, to support the new piece.
  3. Fasten new drywall, tape the seams and apply joint compound in thin coats, sanding between coats.
  4. Prime with a stain-blocking primer; regular paint lets stains bleed through.
  5. Paint the whole ceiling plane to avoid visible patches.

Small stains on dry, solid drywall may need only primer and paint. For wall damage, the same steps apply, and a contractor can handle larger areas.
